Most new originators come from inside the industry - processing, underwriting support, branch banking, title or real estate - and that background is an advantage worth writing properly. A processor who has cleared conditions on two thousand files knows more about why loans die than a new originator from outside ever will.

If you are already licensed, put the NMLS line and the states at the top, because sponsorship and licensing take time and a licensed candidate starts producing sooner. Then show the two things that predict success: a referral network you can actually name, and evidence you will prospect when nothing is closing.

A residential originator without a visible NMLS status looks either unlicensed or careless, and both are disqualifying. State whether you are licensed or registered, give the identifier and list the states.

Volume without pull-through

Applications taken and loans funded are very different numbers. A manager reads pull-through to judge whether you qualify borrowers honestly or hand the underwriting team files that were never going to close.

Referral sources left vague

'Built strong relationships' is what everybody writes. Count the active partners, give the share of volume they produce and say how long you have held them, because that is the asset you are actually selling.

Mortgage and commercial lending blended

Residential origination is a sales role wrapped in consumer compliance. Commercial lending is a credit role built on analysis and committee. Mixing them makes you look like neither.

Refinance-boom volume presented as normal

A record year driven by rate-and-term refinances is not the same as a purchase business. Break out the mix by year so the numbers read as honest rather than as a peak you are hoping will not be questioned.

Borrower details used as examples

Never put borrower names, loan numbers or specific financial details on a resume. It is a privacy breach in a heavily regulated industry and it ends the conversation.
