Real Estate Agent Resume 2026 - licence, transactions and lead generation sample free

A real estate resume is read by two very different audiences. A managing broker deciding whether to sponsor you wants to see production and where your business comes from. A corporate employer hiring for a relocation team, a developer's sales office or a property management group wants that plus evidence you can work inside a process. Both start at the same line: your licence. Real estate licensing is state by state, salespersons in most states must hold their licence under a sponsoring broker, and continuing education is a condition of renewal. After that, the headline number is transactions - sides closed, units, days on market, list-to-sale performance. Below that comes the question every broker really asks, which is where your leads come from and whether they come with you.

Real estate agent resume sample

The structure a managing broker and a corporate recruiter both read: licence and state first, production next, lead sources after that, then the market and property types you actually know.

Licence line at the top

State, licence type, year first licensed, and your current sponsoring broker. Licensing is state specific and a salesperson licence generally has to hang with a broker, so this is the first thing anybody verifies.

Transactions as the headline

Sides closed per year, units, average days on market, list-to-sale price ratio, buyer versus seller split. Production is the language of the industry and it belongs in the first third of the page.

Where the business comes from

Sphere and referrals, open houses, farming a neighbourhood, online leads, builder or relocation relationships. A broker is deciding whether you generate business or consume it.

ATS friendly

Corporate real estate employers, developers and property groups screen through a parser. Single column, standard headings, no photo despite the industry habit of putting one on everything, no tables, no logos.

Real estate agent profile summary

Four lines: years licensed and in which state, your market and property types, annual transaction count, and where your business originates. A managing broker reads this paragraph to decide whether the conversation is worth an hour, and a corporate recruiter reads it to decide whether you fit a defined process role.

New agents should write the same paragraph from the licence and the transferable record. Sales experience, client-facing service work, mortgage or title background, and property management all transfer well. The point is to prove you can prospect and follow through, because that is what fails first for new licensees.

WeakMotivated and personable real estate agent who loves helping people find their dream home. Excellent communication skills and a strong work ethic. Looking to join a great team and grow my business.

REALTOR is a trademarked designation for members of the National Association of REALTORS, not a synonym for agent. Use it only if your membership is current, and write it in capitals.
Skills

Real estate agent skills for a resume

Prospecting, pricing, negotiation, contract handling and the compliance discipline that keeps a file clean. Every line should be something a managing broker could test in a single question.

Hard skills

  • MLS listing management: accurate entry, photo and media standards, status changes, compliance with local rules
  • Comparative market analysis and pricing strategy, including price adjustments during a listing
  • Contract preparation and state-approved forms, addenda, disclosures and deadline tracking
  • Negotiation: offers, counters, inspection and repair negotiations, appraisal gap situations
  • Transaction coordination from contract to close, with title, lender, escrow and inspection scheduling
  • Lead generation systems: CRM pipelines, follow-up cadences, database segmentation
  • Listing marketing: photography and staging coordination, floor plans, syndication, open house programmes
  • Buyer representation: needs analysis, showing strategy, financing pre-approval coordination
  • Fair housing and advertising compliance, agency disclosure and the duties owed under your state's agency rules
  • Market data: absorption rate, inventory months, days on market, list-to-sale ratio for your farm area

Soft skills

  • Prospecting daily when nothing is closing and no one is calling
  • Telling a seller their price expectation is wrong, with evidence, before taking the listing
  • Keeping an anxious buyer calm through an inspection or an appraisal problem
  • Negotiating firmly without making the other agent an enemy you will meet again next month
  • Answering the phone and returning messages the same day, every day
  • Managing five transactions at different stages without dropping a deadline
  • Explaining a contract clause in plain English without giving legal advice
  • Handling a deal that falls apart and keeping the client for the next one
  • Asking for referrals without making the relationship feel transactional
  • Working a weekend and an evening schedule for years without burning out
Experience

How to write real estate experience

Formula: production plus market plus source plus performance against the market. 'Helped clients buy and sell homes' is invisible. Sides closed, property types, average days on market set against the local average, and list-to-sale ratio are what a broker reads as competence.

If you have been part of a team, be exact. Say whether you were the listing agent, the buyer's agent, an inside sales associate or a transaction coordinator, and whether the sides are yours or the team's. Production claims get checked against MLS records, and an inflated number is very easy to discover.

Weak- Assisted buyers and sellers with residential real estate transactions and provided excellent customer service.
Strong- Closed 38 sides in twelve months across resale and new construction in the East Valley, 62% seller side, averaging 21 days on market against a submarket average of 34 and a 99.2% list-to-sale ratio, with 71% of transactions sourced from sphere and past-client referrals.
What to include
Sides or units closed per year - buyer and seller split - property types - submarket or farm area - days on market versus the local average - list-to-sale ratio - lead sources by percentage - repeat and referral rate.
Education

Licence, designations and education

Real estate licensing is handled by each state. The pattern is consistent - state-approved pre-licensing coursework, a state examination, a background check, and affiliation with a sponsoring broker - but the hours, fees and renewal rules differ, so always write your licence as your state words it. A salesperson or sales associate licence is the entry level; a broker licence typically requires additional experience and education and is what lets you operate independently or supervise others. Continuing education is a renewal condition in every state that licenses agents.

  • Licence type, state and licence year, plus your current sponsoring brokerage
  • Broker or associate broker licence, if you hold one, and any additional states
  • REALTOR membership and your local association or MLS, if current
  • NAR designations by their correct names: GRI, ABR, SRS, CRS, SRES
  • Commercial credentials where relevant: CCIM designation or candidacy, SIOR membership
  • Continuing education completed, especially fair housing, ethics and contract law updates
  • Degree, if you have one, kept to a single line - it is rarely a deciding factor in this field
Careful
Do not describe yourself as a broker if you hold a salesperson licence. The two are different licence levels with different legal authority, and brokers notice immediately.
New agents

Real estate resume for a newly licensed agent

Most new licensees leave the business within a couple of years, and brokers know it. So a new agent's resume is not trying to show production - it is trying to show that you will still be prospecting in month nine. Evidence of discipline from a previous job does that better than enthusiasm.

Lead with the licence and the date, then translate your prior work into real estate terms. Outbound sales becomes lead generation. Customer service becomes client retention. Title, lender, escrow or property management experience is a genuine advantage because you already understand the transaction. Then name the market you intend to farm and how.

  • Licence type, state and date passed, plus the pre-licensing provider if recent
  • Sponsoring broker if you already have one, or the type of brokerage you are seeking
  • Transferable production numbers from a previous sales or service role
  • Your business plan in one line: the farm area, the property type, and the prospecting method
  • Any transactions you have supported as an assistant, team member or transaction coordinator

Mistakes

Common mistakes

No licence details

State, licence type, year and sponsoring broker. Licensing is state specific and everything else on the resume depends on it being clear. A resume without it looks like somebody who is not actually licensed yet.

Production described in adjectives

'Top producer' and 'consistently exceeded goals' mean nothing without sides, units or a ranking within a defined group. If you were ranked, say ranked against what and how many.

A headshot on the resume

Agents put their face on everything, and on a resume for a corporate employer it is a liability. Applicant tracking systems strip it and HR departments are trained to avoid it. Keep the headshot for your marketing.

Lead sources left out

A broker is trying to work out whether you bring business or need it supplied. Referral percentage, sphere size, farm area and online lead conversion answer the question directly.

Residential and commercial treated as one job

Commercial work runs on leases, cap rates, tenant representation and long cycles; residential runs on listings, showings and emotional clients. Blending them makes you look inexperienced in both.

REALTOR used as a generic word

It is a trademarked designation tied to National Association of REALTORS membership. Using it when your membership is not current is a real compliance problem, not a style choice.

FAQ

Frequently asked questions

The state, the licence type as your state names it, the year you were first licensed, and your current sponsoring brokerage. Real estate licensing is administered state by state, and in most states a salesperson or sales associate licence must be held under a sponsoring broker, so a resume without a broker named raises an immediate question. If you are licensed in more than one state, list them all. If you hold a broker licence rather than a salesperson licence, say so, because the two carry different authority.
Transaction count. Sides closed over the last twelve months, split between buyer side and seller side, is the industry's own measure and every broker reads it first. Add units if you work in new construction or investment property. Support it with average days on market compared with the local average and your list-to-sale price ratio, because those show skill rather than just activity. Keep your own production figures accurate - they are checkable against MLS records.
By source and by share. 'Generated leads' is empty. 'Seventy-one percent of closings from sphere and past-client referrals, the remainder from a 600-home farm area worked with quarterly mailers and two open houses a month' tells a broker exactly what kind of agent you are. Name the CRM you run your follow-up in, describe the cadence, and say whether you convert brokerage-supplied online leads or bring your own. Brokers staff differently depending on the answer.
No. Splits are negotiated privately between an agent and a brokerage, they vary enormously by firm and market, and putting a number on the resume weakens your position before the conversation starts. The same applies to income. Show production instead - sides, units, days on market, retention - and let the compensation discussion happen where it belongs, which is with the managing broker after they already want you.
An agent or salesperson holds the entry-level state licence and must work under a sponsoring broker. A broker holds a higher licence, typically requiring additional experience and coursework, and may operate independently or supervise other licensees. REALTOR is different in kind: it is a trademarked designation for members of the National Association of REALTORS who agree to its Code of Ethics, and it is not a licence at all. Write whichever applies to you accurately, because brokers spot the confusion instantly.
Substantially. Commercial work is built on leases, tenant and landlord representation, net operating income, cap rates and cycles that can run a year or more, and the relevant credentials are things like the CCIM designation or SIOR membership. Residential is built on listings, showings, financing timelines and a far more emotional client. If you are moving from one to the other, do not blend them - lead with the target side, explain the transfer explicitly, and keep the other experience in a clearly separate block.
The licence with its date, the brokerage you are joining or seeking, and a translation of your previous work into real estate terms. Prospecting discipline, quota performance, client retention and any experience in title, lending, escrow or property management are all directly relevant. Then state your business plan in one concrete line - the area you intend to farm, the property type, and how you will prospect. Brokers are assessing whether you will still be working the phone in month nine.
Yes - the full sample above, and all templates on this page.
